Time to Be a Little Optimistic

Its not quite time to celebrate, but it looks like it is time to start feeling a little more optimistic about the economy. Economist Dennis Garman says that the U.S. recession is done. In a recent interview, Garman states, "We saw it happen two weeks ago."  Why does Mr. Garman's forecast hold any merit? Back in the fall of 2007 he told his newsletter subscribers the we were entering a recession, a year a head of the government's official call. The recession he forecast, that began in December 2007 is now over, according to indicators he values. The first indicator is the downward spike in the number of weekly jobless claims, a trend he looks for first, and number two is the ratio from The Conference Board: the percentage of coincident economic indicators to lagging indicators. The ratio has risen three months in a row, and he feels confident the recession is at an end and he expects economic indicators to slowly turn positive by October.

Just this morning it was reported that the economy shed 247,000 jobs in July, much less than the forecasted 325,000 loss anticipated and unemployment was actually down for the first time since April, 2008. Another Good Day for the Economy

It seems more often than not we are getting good reports and results regarding the economy.
Yesterday, the Dow and S&P reached 9 month highs and the Nasdaq reached a 10 month high pushed by auto sales, economic reports and corporate earnings. Coming off the best July in decades, August started very upbeat. In July the Dow gained 8.6%, the S&P gained 7.4% and the Nasdaq rose 7.8%.

The Institute for Supply Management's manufacturing index rose to 48.9 in July, from 44.8 in June. The increase succeeded expectations. Ford Motor gained 2% over a year ago, GM, Toyota Motor, Chrysler Group and Honda Motor, due to Cash for Clunkers all rose versus June levels.
Oil and gold prices rallied and rose $2.13 and $2.90 respectively, Humana and Marathon Oil also showed significant gains.

So, what does all this mean. It looks as though confidence is growing throughout the marketplace. Maybe we havent seen significant leaps yet that will get us out of this recession in weeks, experts still say months, but we are headed in a more positive direction than we were months ago. More Good News from the Housing Front

What we havent seen in the housing market is positive news regarding new construction, until yesterday that is - Sales of newly constructed single family homes in June rose 11% over May.
The gain over May was much better than expected, and buoyed the spirits of builders. The index of builder confidence from the National Association of Home Builders rose to 17 this month after being stuck in single digit territory for quite some time. This newly found confidence in the market is evidenced with a 14.4% jump over May in the pace of new starts for single family housing units. 

Peter Morici, an economics professor at the University of Maryland sees this as a very positive sign. "Considering what's going on in existing home sales, with all the foreclosure activity sending down home prices, for new homes to jump like that is a good indicator that the economy is bottoming out," states Mr. Morici.

While many experts feel that the housing market has bottomed out, the next thing to happen is the prices will start to rise, especially if the number of homes on the market decreases. Something is Happening in the Housing Market

Yes, something is happening in the housing market. It is getting better. For the first time in 5 years home resales improved for 3 consecutive months. Following its worst performance in 70 years the housing market is coming back. The number of listed homes decreased as did foreclosure sales. "People believe the worst is behind us," states Julie Longtin, a real estate agent from Rhode Island. Sales have risen in 40 out of the 55 major metropolitan areas over the last three months. Median sales prices were up from June to May, meaning the gap is narrowing between the asking price and the final sales price. With lower prices, low mortgage rates and government incentives for buyers, home ownership is more affordable than its been in decades.
"We are seeing contracts like crazy," said Valerie Huffman, vice president of a real estate office in Montgomery County, Md, where home sales are up 42% over last year.

Stocks Take a Giant Step

Again, there are signs of the recovery already under way. The news was focused on the stock market yesterday as significant gains were made with investors' confidence soaring due to better-than-expected quarterly results. The Dow Jones industrial average gained 2.1% closing at it highest point since November 5. The Nasdaq composite gained 2.5% and closed Thursday with a run of 12 consecutive positive sessions, the longest winning streak since January, 1992. Companies in nearly ever sector are beating expectations, even Ford Motor recorded a second quarter profit. AT&T reported earnings that topped estimates, as did 3M. We of course still have a long way to go, but it does seem the threat of a depressions and a long recession seems very unlikely at this point.

"The Pace of Decline Appears to have Slowed Significantly"

Today, Federal Reserve Chairman, Ben Bernanke told lawmakers that the economy has started to show signs of stabilization and reiterated that the Fed will be able to keep inflation at bay, which will encourage banks to start lending again. He is quoted as saying, "the pace of decline appears to have slowed significantly and final demand and production have shown tentative signs of stabilization."

Caterpillar was up 8% today - As Cat goes, so goes the country - 
The stock market is on a run, ending today, on a six month high.

Good News on U.S. Housing Starts

Finally some good news regarding housing starts and permits. In June, as a government report shows there was an increase from May, the biggest jump in single family home starts since December 2004. The 14.4 percent increase suggests the housing sector may be stabilizing.

For the first time since February-March 2007  single family starts have risen for two straight months. An indicator for builder confidence, June permits to start construction  soared 8.7 percent. Compared to a year ago, June starts were down 46% and permits down 52%.

Pierre Ellis, an economist at Decision Economics in New York, states, "The housing starts rise is clear evidence of a rebound of demand for single family homes." The increase actually surprised "experts" who when polled by Reuters expected stats to be unchanged.

Tellico Reservoir - A Great Eastern Tennessee Getaway Almost Never Happened

It took an exemption by Congress and President Carter in 1979 that finally allowed for the completion of Tellico Dam, and a year later Tellico Lake was filled. Tellico Lake - East Tennesee, 30 Miles South of Knoxville

The Tennessee Valley Authority began construction on Tellico Dam in 1967. The Sequoyah Birthplace Museum - Vonore, Tennessee

On Sunday, August 2, 2009, the Sequoyah Birthplace Museum, located at the foothills of the Great Smoky Mountains, along Tellico River will be celebrating "Sequoyah Remembrance Day."
The museum, a property of the Eastern Band of the Cherokee Indians, promotes understanding and appreciation of the Cherokee Nation. Sequoyah was born circa 1776, very close to the current location of the museum. A silversmith by trade, and illiterate, he invented a writing system for the Cherokee Nation, which was officially adopted by the Cherokees, and resulted in thousands of Cherokee Indians becoming literate within a few months. It took Sequoyah twelve years to perfect his symbols, all 86, which resemble Greek, Roman and Arabic characters. He was awarded a silver medal by the Cherokee Nation along with a lifetime pension for his work. He served as a statesman and diplomat until his death.

On August 2, admission is free, Cherokee artisans will be on hand demonstrating skills and art from 12-5pm. Vonore, Tennessee - Cherokee Indian Culture and Museum

Vonore, Tennessee, located at the junction of the Little Tennessee River and Tellico River is home to a rich culture of Cherokee history. A great place to visit is the Sequoyah Birthplace Museum, which promotes the understanding and appreciation of the Eastern Tennessee Cherokee Indians. The museum pays homage to one of the most important figures in Cherokee history, Sequoyah, who gave his people a writing system. This was an illiterate man, that created a system of characters that allowed his people to leave a lasting history of their Nation. 

He worked as a silversmith, and with his dealings with the whites was very impressed with their writhing. It was a long process of trial and error, first he attempted to create a symbol for each word, then he found success developing a symbol for each syllable in the Cherokee language. The system contained 86 characters, some resembling Greek, Arabic or Roman letters. He finally convinced the leaders of the Cherokee Nation that he had created something extremely important, and in 1825 it was adopted as the official writing system for the Cherokee Nation.

A Little More Interesting History Surrounding Vonore, Tennessee

Tanasi, the Overhill Cherokee village, which gave Tennessee its name, was located in Monroe County, very close to what today is known as Vonore. The history of the Cherokees Indians in the region and the English date back to the early 1700s. A pipe smoking session, and we all wonder what was in those pipes, between the Tanasi Warrior (the chief) and the English Colonel, George Chicken ( certainly today, Colonel Chicken would have changed his name), secured the relationship between them as they pledged friendship and an alliance to hold back the Creek hostilities. In 1730, an emissary to King George II, visited the chief and with the help of Moytoy, chief of Great Tellico, secured a gift for the king, the emissary would return to England with, the Crown of Tanasi, a wig made of dyed possum hair. He parted for England with Tanasi warriors and the future Cherokee leader Attakullakullah...and the prized headdress. I'm sure the gift was a big hit with King George.

Vonore, Tennessee - Rich in Cherokee History

Vonore, Tennessee - A History Lover's Dream

Vonore, Tennessee is located at the confluence of the Little Tennessee River and the Tellico River. Rich in history the area was occupied by Native Americans as early as 7500 BC. It is one of the richest archaeological areas in Tennessee.  A few small villages sprung up during the period from 1,000 BC to 1600 AD. There is evidence that Hernando De Soto, the Spanish explorer and conquistador recorded his visit to the area in 1540. Settlers from Europe arrived in the 1700s establishing small villages along the Tennessee River. Just north of the US 411 bridge stood the Native American village of the Cherokee chief, Dragging Canoe, who fought alongside the British loyalists, instead of the American patriots during the Revolutionary War.

Finally in 1890 the railroad finally laid tracks through Monroe County. The stopover was named Upton Station, but when a post office was applied for. the name it was not granted, there already existed an Upton Station. The name was changed to Vonore, using a combination of two words, "von", German for "of" and the English word "ore", thinking Vonore would become a mining town.

Fort Loudoun, on Tellico Lake in Eastern Tennessee

As one of Monroe County's and East Tennessee's most visited historical attractions Fort Loudoun provides visitors with a real taste of what life was like during Colonial times. At the time the fort was constructed in 1757, East Tennessee was at the far west end of British rule. At the time the Spanish and mainly French were vying for control of the colonists. The British built the fort to protect the colonists and Cherokees, from the opposing forces. The Cherokees were promised guns, ammunition, food and shelter if they would fight alongside the British. The cooperative effort didnt last long. Soon skirmishes erupted and hard fought, bloody battles between the British and the Cherokees occurred more and more often, which resulted in many deaths and others taken prisoner. The fort was eventually burned, probably by the Cherokees, and sat neglected for nearly two centuries. Even though the fort did not survive long it did play a role in laying the foundation for the freedoms we have today.

Overlooking Tellico Lake, the fort has been reconstructed and is the cornerstone of Fort Loudoun State Historic Park. Visitors to the fort get a glimpse of what life was like 250 years ago, during Colonial times. There are demonstrations including blacksmithing, cooking, medical procedures and of course soldier reenactments which is fun for the entire family.

Have a Happy 4th

As it turns out East Tennessee did play an important role during the Revolutionary War. Great battles like Concord, Bunker Hill or Saratoga took place in the northeast, but many important battles took place in the South as well. With the help of the Tennessee Militia of East Tennessee a key American victory was fought on October 7, 1780. 

Hundreds of Tennessee volunteers, including John Crockett, the father of Davy Crockett, approached Kings Mountain at dawn, crept up the hill and fired at the Loyalists from behind rocks and trees. Under constant attack the British loyalists finally surrendered as British Major Ferguson lay dead along with 244 other loyalists, with 163 wounded and 668 taken prisoner. Theodore Roosevelt later called the decisive patriot victory, "the brilliant victory marked the turning point of the American Revolution". It comes with some debate, but many think the "Volunteer" state of Tennessee was named for these brave Tennessee volunteers who provided a key American Victory during the Revolutionary War.

Raising Money During the Great Depresssion to Fund the Great Smoky Mountain National Park

It wasnt easy by any stretch of the imagination, but somehow it got done.
To purchase 6,600 tracts of land, the Park Commissions raised the funds that would be the new National Park. This also happened to be the commission that included "Great" to the name Smoky Mountains. With donations from everyone, from school children collecting pennies to large benefactors chipping in with large donations in the thousands, the amount stood at $2.5 million in pledges. Tennessee and North Carolina came up with a matching $2.5 million.

As America was now immersed in the Great Depression pledges were becoming scarce. Congress was asked by the Park Commission for additional funds, but the money to complete the Park came from the Rockefeller family, who donated $5 million. Another $1.55 million was given by the U.S. government to complete the land purchase. On June 15, 1934 the Great Smoky Mountains National Park was established by Congress, which turned stewardship over to the National Park Service. The acquisition of land continued and President Roosevelt officially dedicated the park in 1940.

During difficult times it was a struggle but they got the job done for all to enjoy. And today over 9 million people visit the park yearly. 9 million people visit the Great Smoky Mountains National Park every year.

Is the Recession Really Over?

How many times have we seen a headline or heard on the news that the recession is over, or how long its going to last. The answer probably is... who knows? The same reporters, talking heads, and experts all have their opinion, but lets remember none of them saw the deep recession coming, so what do they really know, and how credible is their voice. 

One day the numbers reflect the end to the recession is near, then even the same day we get a report that is pretty negative. Its a roller coaster of opinions and figures that can change hourly, as evidenced some days by the stock market. How uncertain is the market these days. 

Just yesterday an AP story headline ran, "RECESSION MAY BE NEAR BOTTOM, NEW DATA SUGGEST". Sounds promising, so I eagerly anticipated reading a positive article. No one is really brave enough yet to go out on a limb and proclaim the recession is over. The positive news is that orders to American factories surged last month for everything from computers to aircraft and that a gauge of  business investment rose by the most in nearly five years. That's very good. Also orders for non-defense capital goods jumped 4.8 percent, the largest increase since September 2004. This is very good as well. Like all good news these days, it can be followed by some not so good news the following day or two. I am on the lookout.

Is it Time to Jump Back into Investing in Land?

Has The Economy Started to Rebound?

Has the frightening spiral that began in September of 2008 finally stopped, and are we showing signs of a turnaround? The turnaround has been described as a big ocean liner, that can not physically make a sharp turn, but turns in a big wide arc, and we are somewhere on that arc.
Many economists, the majority, have stated that the recession we are in will be over toward the end of 2009, and that we should expect to see growth beginning winter, 2010. 

One area where we do see change already is in the real estate market. A report that came out June 16,2009 shows new signs the economy is actually stabilizing. Nationwide, the building of new homes and apartments increased 17.2% and building permits rose 4%. These are not huge increases, but I think everyone should be encouraged that things are definitely improving.

In some markets things are improving at significant rates. The Southwest Florida market, which includes Naples is showing a remarkable recovery. The Naples area is enjoying its best year since 2005. Here are a few numbers that show a significant change in sales and pending sales. May, 2009 sales units are up 16% over May, 2008. Year to date May, 2009 closed units are up 21% over YTD from May, 2008. Although median sale prices are down, this is what is driving sales and pending sales, and lowering inventory. As inventory lowers prices will go up. Pending sale units for May this year are up 43% from the same period last year, and YTD are up 69% over the same period last year. There has been an 11% decrease of inventory since last year.

The Naples area was one of the first to get hit with the real estate slow down, so it makes sense it would be the first to come back. Another area that was hit at the beginning was the mountain resort, home and land purchasing market in North Carolina, Georgia and Tennessee. This market is primed and ready to come back strong. Many builders and developers have taken this time to get their communities in shape, models built and are ready for the turnaround.

Happy 75th Great Smoky Mountain National Park

June 15, 2009 marks the 75th birthday of the most visited National Park in the United States.
The 520,000 acre preserve will host a huge celebration including the Knoxville Symphony concert and Senator Lamar Alexander. The park which straddles the Tennessee, North Carolina border attracts more than 9 million visitors a year, twice as many as any other national park.
