What we havent seen in the housing market is positive news regarding new construction, until yesterday that is - Sales of newly constructed single family homes in June rose 11% over May.
The gain over May was much better than expected, and buoyed the spirits of builders. The index of builder confidence from the National Association of Home Builders rose to 17 this month after being stuck in single digit territory for quite some time. This newly found confidence in the market is evidenced with a 14.4% jump over May in the pace of new starts for single family housing units.
Peter Morici, an economics professor at the University of Maryland sees this as a very positive sign. "Considering what's going on in existing home sales, with all the foreclosure activity sending down home prices, for new homes to jump like that is a good indicator that the economy is bottoming out," states Mr. Morici.
While many experts feel that the housing market has bottomed out, the next thing to happen is the prices will start to rise, especially if the number of homes on the market decreases. "We are seeing contracts like crazy," said Valerie Huffman, vice president of a real estate office in Montgomery County, Md, where home sales are up 42% over last year.

Stocks Take a Giant Step
Again, there are signs of the recovery already under way. We of course still have a long way to go, but it does seem the threat of a depressions and a long recession seems very unlikely at this point.

"The Pace of Decline Appears to have Slowed Significantly"
Today, Federal Reserve Chairman, Ben Bernanke told lawmakers that the economy has started to show signs of stabilization and reiterated that the Fed will be able to keep inflation at bay, which will encourage banks to start lending again. He is quoted as saying, "the pace of decline appears to have slowed significantly and final demand and production have shown tentative signs of stabilization."

Good News on U.S. Housing Starts
Finally some good news regarding housing starts and permits. In June, as a government report shows there was an increase from May, the biggest jump in single family home starts since December 2004. The 14.4 percent increase suggests the housing sector may be stabilizing.
For the first time since February-March 2007 single family starts have risen for two straight months. An indicator for builder confidence, June permits to start construction soared 8.7 percent. Compared to a year ago, June starts were down 46% and permits down 52%.
Pierre Ellis, an economist at Decision Economics in New York, states, "The housing starts rise is clear evidence of a rebound of demand for single family homes." The increase actually surprised "experts" who when polled by Reuters expected stats to be unchanged.

Tellico Reservoir - A Great Eastern Tennessee Getaway Almost Never Happened
It took an exemption by Congress and President Carter in 1979 that finally allowed for the completion of Tellico Dam, and a year later Tellico Lake was filled. Tellico Lake - East Tennesee, 30 Miles South of Knoxville
The Tennessee Valley Authority began construction on Tellico Dam in 1967. The Sequoyah Birthplace Museum - Vonore, Tennessee
On Sunday, August 2, 2009, the Sequoyah Birthplace Museum, located at the foothills of the Great Smoky Mountains, along Tellico River will be celebrating "Sequoyah Remembrance Day."
The museum, a property of the Eastern Band of the Cherokee Indians, promotes understanding and appreciation of the Cherokee Nation. Sequoyah was born circa 1776, very close to the current location of the museum. A silversmith by trade, and illiterate, he invented a writing system for the Cherokee Nation, which was officially adopted by the Cherokees, and resulted in thousands of Cherokee Indians becoming literate within a few months. It took Sequoyah twelve years to perfect his symbols, all 86, which resemble Greek, Roman and Arabic characters. He was awarded a silver medal by the Cherokee Nation along with a lifetime pension for his work. He served as a statesman and diplomat until his death.
On August 2, admission is free, Cherokee artisans will be on hand demonstrating skills and art from 12-5pm. The museum is a great place to spend the afternoon and learn more about the Cherokee people and their culture. Vonore, Tennessee - Cherokee Indian Culture and Museum
Vonore, Tennessee, located at the junction of the Little Tennessee River and Tellico River is home to a rich culture of Cherokee history. He finally convinced the leaders of the Cherokee Nation that he had created something extremely important, and in 1825 it was adopted as the official writing system for the Cherokee Nation.

A Little More Interesting History Surrounding Vonore, Tennessee
Tanasi, the Overhill Cherokee village, which gave Tennessee its name, was located in Monroe County, very close to what today is known as Vonore. The history of the Cherokees Indians in the region and the English date back to the early 1700s. A pipe smoking session, and we all wonder what was in those pipes, between the Tanasi Warrior (the chief) and the English Colonel, George Chicken ( certainly today, Colonel Chicken would have changed his name), secured the relationship between them as they pledged friendship and an alliance to hold back the Creek hostilities. In 1730, an emissary to King George II, visited the chief and with the help of Moytoy, chief of Great Tellico, secured a gift for the king, the emissary would return to England with, the Crown of Tanasi, a wig made of dyed possum hair. He parted for England with Tanasi warriors and the future Cherokee leader Attakullakullah...and the prized headdress. I'm sure the gift was a big hit with King George.

Vonore, Tennessee - A History Lover's Dream
Vonore, Tennessee is located at the confluence of the Little Tennessee River and the Tellico River. Rich in history the area was occupied by Native Americans as early as 7500 BC. It is one of the richest archaeological areas in Tennessee. A few small villages sprung up during the period from 1,000 BC to 1600 AD. There is evidence that Hernando De Soto, the Spanish explorer and conquistador recorded his visit to the area in 1540. Settlers from Europe arrived in the 1700s establishing small villages along the Tennessee River. Just north of the US 411 bridge stood the Native American village of the Cherokee chief, Dragging Canoe, who fought alongside the British loyalists, instead of the American patriots during the Revolutionary War.
Finally in 1890 the railroad finally laid tracks through Monroe County. The stopover was named Upton Station, but when a post office was applied for. the name it was not granted, there already existed an Upton Station. The name was changed to Vonore, using a combination of two words, "von", German for "of" and the English word "ore", thinking Vonore would become a mining town.

Fort Loudoun, on Tellico Lake in Eastern Tennessee
As one of Monroe County's and East Tennessee's most visited historical attractions Fort Loudoun provides visitors with a real taste of what life was like during Colonial times. At the time the fort was constructed in 1757, East Tennessee was at the far west end of British rule. At the time the Spanish and mainly French were vying for control of the colonists. The British built the fort to protect the colonists and Cherokees, from the opposing forces. The Cherokees were promised guns, ammunition, food and shelter if they would fight alongside the British. The cooperative effort didnt last long. Soon skirmishes erupted and hard fought, bloody battles between the British and the Cherokees occurred more and more often, which resulted in many deaths and others taken prisoner. The fort was eventually burned, probably by the Cherokees, and sat neglected for nearly two centuries. Even though the fort did not survive long it did play a role in laying the foundation for the freedoms we have today.
Overlooking Tellico Lake, the fort has been reconstructed and is the cornerstone of Fort Loudoun State Historic Park. Visitors to the fort get a glimpse of what life was like 250 years ago, during Colonial times. There are demonstrations including blacksmithing, cooking, medical procedures and of course soldier reenactments which is fun for the entire family.
The park's other amenities include picnic grounds, fishing pier, hiking trails and boat doc.

Have a Happy 4th
All of us at The Ridges at Tellico Lake wish our country a very happy 233 - and hope all Americans stop at some point today and think of the sacrifices that were made to establish this great country of ours, and that everyone has a safe and joyous holiday.
As it turns out East Tennessee did play an important role during the Revolutionary War. Great battles like Concord, Bunker Hill or Saratoga took place in the northeast, but many important battles took place in the South as well. With the help of the Tennessee Militia of East Tennessee a key American victory was fought on October 7, 1780.
Hundreds of Tennessee volunteers, including John Crockett, the father of Davy Crockett, approached Kings Mountain at dawn, crept up the hill and fired at the Loyalists from behind rocks and trees. Under constant attack the British loyalists finally surrendered as British Major Ferguson lay dead along with 244 other loyalists, with 163 wounded and 668 taken prisoner. Theodore Roosevelt later called the decisive patriot victory, "the brilliant victory marked the turning point of the American Revolution". It comes with some debate, but many think the "Volunteer" state of Tennessee was named for these brave Tennessee volunteers who provided a key American Victory during the Revolutionary War.

Everyone is Looking for a Land Deal
And there are plenty of deals out there. But it is interesting, when you narrow your search down to location, type of home site (mountain, beach, etc.) size of home site, or if you are interested in a gated community or not, the choice really does narrow.
